355± acres (Subject to Survey) Offered in Multiple Tracts

Auction Location: American Legion in Shelbina, MO at 6pm

It’s not often you get the opportunity to purchase farms that have not been for sale for decades, let alone nearly two hundred years.

When that opportunity arrises, there’s a good chance that you and your children may never see those farms up for sale again.

This is the case with the farms that the Calvert family is offering for sale.  The family has decided to liquidate their pasture assets and focus more on the row-crop side of agriculture.

That being said, on September 8th, at the American Legion Hall in Shelbina, there will be a great opportunity that has not been seen in our lifetimes.

These farms have been taken care of not only by the family, but by great local renters who have treated these farms as their own. The level of stewardship, along with progressive mindful practices, have ensured that these farms will produce for the next Owners, just as they have for the Calvert’s and Tenants alike.

These farms are made up of beautiful rolling hills, productive established grass and large mature timber.  The views that can be seen on some of the tracts, are something to behold and each tract offers something unique in its makeup.

The one thing that these farms may we best known for, is the unbelievable hunting.  These farms are locally known to contain some of the top hunting in the area.  It’s always a secret, but there’s no secret that these farms produce giant bucks year after year.  In their current state, they are a blank canvas to the sportsman.  The draws coming into the hay fields, the rolling timber with food plot possibilities to boot, these farms are prime.  With the history of deer taken in the area and the way these farms lay out, there is no doubt that the farms will create some awesome memories in the future.

In recent years, I believe the the most frequent question that we have been asked is; “Do you have any smaller pasture tracts coming up?”

And in recent years, it’s been a hard find property, but this auction offers some great opportunity at just that!  Bid up and bid often on one of the hardest to find commodities in the area!

The Auction will be held live at the American Legion in Shelbina on September 8th at 6:00.  There will be online bidding available through ProxiBid for your convenience.  The farms will be offered at the Buyers Choice Method and NOT offered again in any combinations.  Closing will be held on or before October 18th with American Title in Macon handling the Title Work.

TRACT 6 - The buyer will be credited $2500 at closing for a ditch crossing allowance.
