Approximately 93 people gathered on Friday night, March the 3rd at the Knox County Community Center for the Elmer Ray Prebe Trust Auction.  There were 23 registered bidders in attendance and and 8 bidders online from 6 different states including Connecticut, Texas, Minnesota, Wisconsin, Missouri and Illinois. Terms & Conditions

The farm will be split into 6 tracts.  Tracts 1-5 will be offered at the Buyer’s Choice Method of auction.  Tract 6 with the home and outbuildings will sell last as a lump sum money after the sale of Tracts 1-5.  The tracts will not be tied back together in any form or fashion and will remain assigned to the winning bidder.  The farm will sell subject to Seller confirmation.  Tract 5 will sell with a sewer easement from tract 6.
The title work is being handled by Kirksville Land Title Co. and a preliminary title search has been done.  For copies of the Title Commitment, please contact the auction company.
The farm is being offered live at public auction with internet bidding available through ProxiBid.  All online bidders must be approved through the auction company prior to sale day.  A nonrefundable 10% of bid price will be due the day of the sale with the balance due at closing.  The sale is not contingent upon financing or inspections.  Closing will be held on or before April 4th, 2023 with Kirksville Land Title Co.  Title insurance will be provided by the seller.  Closing costs and cost to conduct closing will be shared by buyer and seller 50/50.  Buyer to pay all recording fees.  Taxes will be prorated for the 2023 calendar year.
