Description:  Due to the passing of their parents, the Smoot Brothers have decided to offer the family farms for sale at public auction.  The sale will be held at the American Legion Hall at 520 East Maple St., Shelbina, MO 63468 on November 16, 2023 at 6:00 p.m.  The land is located in two great areas of Shelby County north of Bethel, MO and also northeast of Shelbyville, MO.  These farms have been in the Smoot Family for many years and represent some of the most productive cropland, grassland, and hunting land in the entire county.  The current tenants have cared for these farms at the highest level for many years with a 50/50 crop share arrangement.  This will most likely be the only time that you will see these farms sell during this lifetime as they are quality tracts that anyone would love to have.  The farms will be sold using the buyer’s choice method and will be in six tracts consisting of the following:

Tracts 1 and 2 are located along Highway 15 North of Bethel, MO approximately 4 miles:

Tract 1: Consists of 37.2 surveyed acres with 33.83 acres m/l FSA tillable acres making it 91% tillable.  Has highway frontage along Highway 15 on two sides.  Soil types consist of productive Putnam, Leonard, and Mexico soils.

Tract 2: Consists of 37.1 surveyed acres with 34.48 acres m/l FSA tillable acres making it 93% tillable.  Has highway frontage along Highway 15 and county road frontage along Shelby 151.  Soil types consist of productive Putnam, Leonard, and Mexico soils.

Tracts 3 through 6 are located along Shelby 244.  From Shelbyville, MO take Highway 168 east approximately 6.5 miles to Highway W.  Then go north on Highway W approximately 3.5 miles to Shelby 244.  Then go west on Shelby 244 to the farms which are on the South side of Shelby 244.

Tract 3: Consists of 78.8 surveyed acres with approximately 42.98 acres m/l FSA grass acres.  Some of the grass acres could be farmed or offer excellent haying or grazing opportunities.  The hunting on this tract is some of the best around with the location being in a well-known area for top-notch hunting.  Has county road frontage along Shelby 244.

Tract 4: Consists of 79.9 surveyed acres with approximately 29.05 acres m/l FSA grass acres.  Some of the grass acres could be farmed or offer excellent haying or grazing opportunities.  The hunting on this tract is some of the best around with the location being in a well-known area for top-notch hunting.  Has county road frontage along Shelby 244.

Tract 5: Consists of 52.4 surveyed acres with approximately 36.71 acres m/l FSA grass acres.  This tract was the “homeplace” consisting of the old farmhouse along with a nice machine shed, barns, grain bins, and multiple outbuildings.  There are endless opportunities on this tract to build a forever home, hunting cabin, or make it your own farmstead to raise a family.  Electric, rural water and well water are present on this tract. Has county road frontage along Shelby 244.

Tract 6:  Consists of 94.8 surveyed acres with approximately 4.45 acres m/l FSA grass acres and 58.02 acres m/l FSA tillable acres.  The tillable land lies in the river bottom of the North River and is highly productive.  With the southern border of this tract being next to the North River, this offers some of the best hunting in the area.  Has county road frontage along Shelby 244.
